New Santorini Construction Limits Aim to Safeguard Heritage
Santorini is taking a stand against overdevelopment with a bold plan to protect its iconic landscapes and cultural heritage. Following Mykonos' lead, the island is proposing stricter building rules, including larger plot requirements for construction and zoning changes to preserve its charm.
The proposed Special Urban Plan (SPP), presented by Secretary General Efthymios Bakoyannis, suggests increasing the minimum land size for residential construction outside urban zones from 4 to 8 acres. For tourist developments, the requirement jumps to 40 acres with a low building coefficient of 0.15. In the Caldera, a total construction ban is proposed to prevent landslides and safeguard its unique volcanic terrain.
The plan emphasizes balancing tourism with alternative activities. Specific zones along beaches like Perissa and Monolithos would promote alternative tourism, while designated areas for agriculture and industry aim to revive Santorini’s primary and secondary sectors. A logistics hub near the airport and new Monolithos port is also part of the vision.
Traditional settlements, such as Oia and Fira, would see controlled expansions to accommodate population growth by 2040 without compromising their character. Meanwhile, the island’s development zones would shrink from 71.8% to 33.3%, with protection zones increasing to 66.7%.
Locals and organizations have until mid-next week to share feedback on the plan’s Environmental Impact Assessment (EIA) via an online platform. A strategic consultation on the plan's effects will follow.
